Most dormer and hip-to-gable loft conversions on standard East London houses fall under permitted development rights, meaning full planning permission isn’t usually required — provided the extension stays within volume limits (40 cubic metres for terraced houses, 50 cubic metres for semi-detached and detached), doesn’t extend beyond the existing roof slope at the front, and uses matching materials. Conservation areas, flats and maisonettes, and larger mansard conversions typically do need a full planning application, and we advise on this at survey stage.
