Who we are

Full Home Renovations Across East London

A house renovation in London is rarely just decorating. It usually means opening up a tired rear return, rewiring a house that has not been touched since the seventies, or reworking a layout that made sense in 1905 and makes none at all now. That is the work we do.

Dakus Construction handles the whole job in-house — structural work, plumbing, electrics, plastering, joinery, tiling and decorating — so you deal with one team and one point of contact from the first site visit to the final walk-through. There is no handing you between trades and no gaps in the programme while we wait for someone else to turn up.

We work across Waltham Forest, Newham, Redbridge, Barking & Dagenham and Enfield, and out into Essex from our base in Tilbury. Most of our work comes from repeat clients and neighbours of previous jobs, which tells you most of what you need to know about how we leave a house.

Local knowledge

We Renovate Every Type of London Home

East London housing stock is not one thing. A Victorian terrace in Walthamstow and a Becontree semi in Dagenham fail in completely different ways, and pricing a job properly means knowing which you are standing in before you start.

01

Victorian & Edwardian Terraces

Walthamstow, Leyton, Leytonstone and Forest Gate. Expect solid walls, no cavity insulation, lath and plaster ceilings, and a narrow rear return begging to be opened up. Damp and old wiring are the usual surprises.

02

1930s Semi-Detached Homes

Chingford, Enfield and Woodford. Generous plots and side access make these the easiest homes in London to extend, and the loft usually converts without a rear dormer fight.

03

Becontree & Ex-Council Housing

Dagenham and Barking. Solid, well-built and consistent in layout, which makes work predictable — but often still carrying original kitchens, bathrooms and single-glazed rear elevations.

04

Period Conversions & Flats

Newham, Enfield and Walthamstow Village. Tight access, shared soil stacks, freeholder consent and noise restrictions all shape the programme — we plan around them rather than discovering them halfway through.

05

New-Build & Modern Homes

Lea Bridge, Stratford and Beam Park. Structurally sound but often finished to a developer’s budget — upgrading kitchens, bathrooms and joinery makes an immediate difference.

06

Buy-to-Let & Pre-Sale Refurbs

Landlords and vendors working to a deadline. We scope the work that actually moves valuation and rental yield, and hit fixed dates so a tenancy or completion is not put at risk.

Budgeting

What Does a Home Renovation Cost in London?

Nobody can quote a house they have not seen, and any builder who gives you a firm number over the phone is guessing. What we can do is be straight about what drives the figure.

Five things move a London renovation budget more than anything else: the size of the property, whether the layout changes structurally, the condition of the electrics and plumbing, the specification you choose, and access — a terrace with no side return and controlled parking costs more to run than a semi with a driveway.

How we quote

We visit, measure, and talk through what you actually want to achieve. You then get a written, itemised, fixed-price quote — labour and materials broken out line by line, so you can see exactly what you are paying for and adjust the specification if the number needs to come down. The price we agree is the price you pay unless you ask us to change the scope.

How it works

03

Fixed, Itemised Quote

A written price broken down line by line, with a start date and a realistic programme attached.

04

Approvals & Preparation

Building control, structural calculations, party wall matters and material ordering sorted before the first day on site.

05

The Build

Strip-out, structural work, first fix, plastering, second fix and finishing — with the site kept clean and regular updates throughout.

06

Snagging & Handover

Questions

Home Renovation FAQs

How much does it cost to fully renovate a house in London?

It depends on the size of the property, whether you are changing the layout structurally, the state of the existing wiring and plumbing, and the specification you choose. A cosmetic refresh and a full strip-back-to-brick renovation of the same house can differ several times over. We provide a fixed, itemised quote after a free home visit so you are working from a real number rather than an average.

How long does a full house renovation take?

A single room such as a bathroom is usually one to two weeks. A kitchen is typically two to three. A full house renovation on a three-bedroom terrace commonly runs to two or three months, and adding an extension or loft conversion extends that further. We give you a programme with the quote and tell you promptly if anything threatens it.

Do I need to move out during the work?

Not always. Single-room projects and phased work can usually be done around you. A full renovation involving a rewire, replumb or structural alterations is far quicker and less stressful if the house is empty, and we will tell you honestly which situation you are in before you commit.

Do I need planning permission to renovate my home?

Internal renovations generally do not need planning permission. Many rear and side-return extensions and loft conversions fall under permitted development, though conservation areas, flats and previously extended properties are treated differently. Structural work, electrics and gas all need building regulations sign-off regardless. We advise on this at consultation and handle the notifications.

Do you handle structural work and building control?

Yes. Removing load-bearing walls and chimney breasts, installing steels and forming new openings are routine parts of the renovations we do. Structural calculations are produced by a qualified engineer and the work is notified and signed off through building control.

Can you help with design, or do I need an architect?

For most renovations, layout changes, kitchen and bathroom design and specification we can take care of directly. Larger extensions and anything requiring a full planning application benefit from an architect, and we are happy to work alongside yours or point you toward one.

Are you insured, and is the work guaranteed?

Yes. We carry full public liability insurance, our plumbers are Gas Safe registered, our electricians are certified, and completed work is covered by insurance-backed guarantees. Certificates are handed over at completion.

Which areas of London do you cover?

We work throughout East London — Waltham Forest, Newham, Redbridge, Barking & Dagenham and Enfield — and across the Essex borders from our base in Tilbury. If you are just outside those areas, call and ask.
