The project
A Complete House Renovation in Walthamstow, E17
The brief was simple to say and big to deliver: renovate the whole house in one go. We stripped the property back to its structure, removed walls to open up the ground floor, and installed new steel beams so the kitchen, dining and living space could work as one open-plan room.
With the structure sorted, every service in the house was renewed. The house was fully rewired, the plumbing was replaced, a new boiler went in and the gas meter was moved to suit the new layout. Floors and ceilings were rebuilt, then the walls were plastered, tiled where needed and painted throughout.
The finishing touch was a full new kitchen, fitted into the open-plan space the steelwork created. Because one team handled every trade, there was no waiting between contractors and one person was accountable for the whole job.

Local knowledge
We Renovate Every Type of Walthamstow Home
Walthamstow has a wide mix of housing, and each type needs a different approach to structure, services and layout when you renovate the whole house.
01
Victorian & Edwardian Terraces
The backbone of E17. Narrow plots, chimney breasts and original walls that often need steel to open up, plus old wiring and pipework that usually needs replacing.
02
Walthamstow Village Period Homes
Homes in and around the conservation area. We plan the work so the character of the house is kept while everything behind the walls is brought up to date.
03
Warner Homes & Maisonettes
Upper and lower flats with their own quirks around shared structure and access. We scope the work carefully before anything is removed.
04
1930s Semis Towards Chingford
Larger rooms and better side access make these well suited to knock-throughs, new kitchens and a full refresh of services.
05
Ex-Council & Estate Housing
Solid, consistent layouts that respond well to a full renovation once any freehold or leaseholder consents are confirmed.
06
Buy-to-Let & Pre-Sale Refurbs
Landlords and sellers working to a deadline. We focus on the work that moves value and rental yield, and we hit fixed dates.
Budgeting
What Does a Full House Renovation Cost in Walthamstow?
Nobody can price a full house renovation without seeing the property, and any builder who gives you a firm figure over the phone is guessing. What we can do is be straight about what drives the number.
Four things move a full renovation budget more than anything else: the size and condition of the house, how much structural work is needed, whether the electrics, plumbing and heating need replacing, and the kitchen, bathroom and finish specification you choose.
How we quote
We visit, survey the property and talk through what you want the finished house to look like. You then get a written, itemised, fixed-price quote, with labour and materials broken out line by line, so you can see exactly what you are paying for and adjust the specification if the number needs to come down. The price we agree is the price you pay unless you ask us to change the scope.

Questions
Full House Renovation FAQs
How much does a full house renovation cost in Walthamstow?
It depends on the size and condition of the house, how much structural work is needed, whether the electrics, plumbing and heating need replacing, and the finishes you choose. We give you a fixed, itemised quote after a free survey, so there are no surprises.
How long does a full house renovation take?
It depends on the scope. A renovation with structural steelwork, a full rewire and replumb and a new kitchen takes longer than a cosmetic refresh. Your written quote includes a realistic programme, so you know the start date and target completion before work begins.
Can I live in the house during the renovation?
On a full renovation like this one, where the structure, wiring and plumbing are all being replaced, most homeowners move out for the main works. On smaller projects we can phase the work room by room so you can stay. We will talk this through at the survey.
Do you handle structural work and building control?
Yes. We remove load-bearing walls, install engineer-specified steel beams and arrange building control inspections and sign-off where the work requires it.
Are your gas and electrical engineers qualified?
Yes. Gas work is carried out by Gas Safe registered engineers and electrical work by certified electricians, with the relevant certificates issued on completion. We are fully insured and completed work is covered by insurance-backed guarantees.
